Q: Why should I go with your agency instead of other traditional agencies?
A: We let you choose what services you'd like us to help with and what services you'd rather perform yourself. This, in turn, translates to savings for your transaction. A traditional selling agent will typically charge a 3% commission on the sales price of your home. So you do the math :). For a list of listing services we provide, see our Services to Sellers page.
Q: Why should I use an real estate agency instead of selling the home myself?
A: For Sale By Owner (FSBO) is very common, however, you can maximize the visibility of your home by getting it listed in the local Multiple Listing Service (MLS). We offer flat-fee listings for homeowners simply looking to get their properties listed in the MLS. We also have a lot more information on the pros and cons of using a real estate agency.
Q: What services do you provide if I choose to list my home with your agency?
A: We offer a-la-carte services, along with two combined packages. See our Services to Sellers page for more details.
Q: Will my listing show up on other major real estate web sites?
A: Yes. Web sites such as Realtor.com, Trulia.com, Zillow.com, Yahoo Real Estate, and many others synchronize with MLS. Therefore your listing will be displayed automatically on those web sites as well.
Q: What if I want to switch to another agency later on?
A: You may switch at any time (having choices is good). However, another agency will likely request a commission or additional fees.
Payment
Q: When do you charge my Credit Card?
A: Once we receive your completed and signed Listing Agreement we will charge your credit card over the phone.
Q: If my property doesn't sell, do I still pay?
A: Yes, as a fee-for-service agency, we will charge you as services are performed.
Q: Do I have to pay the Buyer's Agent Commission (BAC) and how much?
A: We would recommend that you do, since very few agents are inclined to show your property to their clients if they will not get paid. Generally, commissions are 3% of the sales price, but you can set it to be anything you choose.
Note: Of course, our agents will show your property to all of our clients since we operate on a different fee model.
Q: Do I still have to pay the Buyer's Agent Commission if I find my own buyer?
A: No. The Buyer's Agent Commission is only due if another licensed agent brings you the buyer.
